What I would focus on
1. Transparent financial communication
Residents deserve understandable financial information, not surprises. That means clearer reporting, better communication around major decisions, and a stronger understanding of reserves, budgeting, and long-term planning.
2. Clear governing documents and processes
Before solving downstream issues, it helps to make sure the rulebook is clear. A healthy association needs governing documents, bylaws, and procedures that are current, understandable, and aligned with how the community actually operates today.
3. Consistent communication with residents
Better communication builds trust. Residents should have a clearer sense of what decisions are being considered, why they are being made, and what to expect next.
4. Steady, constructive leadership
HOA governance should not feel chaotic. I believe in a practical, respectful approach that keeps meetings productive, focuses on facts, and helps the community move forward.
